The Importance Of A Domestic Energy Assessor

The United Kingdom has the corner on training and hiring energy assessor professionals that can help homeowners and other community members build and maintain residences and other facilities improve the environment for all. While there are many other countries focusing on green energy, none has legislated as extensively as the UK.

Each energy assessor must inspect dwellings according to the UK legislation that regulates the use of green energy and environmentally efficient building and maintenance practices.

Each energy assessor must be familiar with each of the various laws passed relating to standards of construction or current premises, and to any construction work being carried out. With some buildings and under some circumstances, more than one energy assessment regulation could apply. Each energy assessor must learn to recognize the legislations that are applicable and determine any violations accordingly

If building work is in the process of being completed, UK Building Regulations 2000 Act will probably apply, requiring that specific energy and safety standards be met. The Building Regulations are in accordance with the UK federal Building Act. Such construction might as well require a separate permission document for planning, which an energy assessor would need to verify has been obtained.

Besides the energy assessor, other legislative building code agencies might need to approve construction as well. These could include the Local Authority Building Control LABC. Each local Wales and England Local Authority boroughs and districts in England and counties in Wales has its own section for building control. This Local Authority has as its duty, along with the energy assessor, to verify that the work in the building is in accordance with legislated building regulations. The only exception would be if the property has come under the formal control of an inspector approved by the LABC. Each local authority coordinates its services with regional and national authorities via LABC.

There are some buildings that not only must be seen by an energy assessor but also must comply with the UK Party Wall Act of 1996. The buildings that fall into this category have at least one shared wall and take part in a commercial venture.

New premises or those newly altered, besides securing the approval of an energy assessor must be approved in accordance with the new Sustainable and Secure Buildings Act, which oversees historic buildings, crown buildings and their security and sustainability.

Some premises, while they are not residential and dont fall into the category of those requiring the services of an energy assessor, must still comply with various local acts. These are so many and varied that each agency, designer, or building contractor should familiarize her or himself with the construction and facility regulations for each locale in which he or she does business.

Any existing residential homes, especially those being put up for sale, will need the evaluation of an energy assessor for major upgrades or resale. While non residential property would not generally require the services of an energy assessor, they would need to comply with fire safety and building code safety regulations.
