1). Unrepresented Home Buyers Should Take Care
If you plan on buying a home and you plan on representing yourself, think again. Many buyers these days are very internet savvy and do a great deal of research online before contacting anyone about buying a house. However, this may not get you the deal you expect.
A number of people have discovered Zillow, which estimates value of homes. People have also discovered county tax appraisal district sites.
2). Home Buyers Should Order a Septic Inspection
Buying a home in Texas? This might mean that you’re buying one that has a septic system. As part of the home inspection process, I always recommend that the buyers order a septic inspection from a licensed septic servicing company early in the option period of the contract.
A septic system inspection isn’t inexpensive, but it can prevent future headaches.
3). Is Austin Stable?
Austin is a pretty stable place in which to live. No, I’m not referring to the economy, but weather and geology. No I’m not a meteorologist or geologist, but I do have some observation after having lived in the area for 18 years.
The weather in Austin can be a bit toasty in the summer, but compared to many places in the U.S. it really is pretty nice.
4). Investors and Austin Real Estate
As the Austin real estate market has strengthened we have been inundated with investors. A good number of them have been buying new homes in master planned communities or other developing neighborhoods. This has had many residents in these areas pretty angry. They don't like to see "for lease" signs all over the place.
Most builders, at least the ones I have spoken with, will no longer sell to anyone who will not use the home as the primary residence.
5). Austin Home Prices Are Deceiving
Don’t let the median price of a home in the Austin area fool you. It is true that the median value of homes in the Austin area is lower than the national average. However, this can be a bit deceiving.
Many investors, retirees and people relocating for jobs have seen the have been attracted to our area because of how inexpensive homes are here. It is true that the median price of a home in Austin is not very high relative to other places in the country.
